Doncaster's housing stock tells the story of the town: Victorian and Edwardian terraces close to the centre and around Hexthorpe, solid 1930s semis further out toward Wheatley and Balby, and newer estates built from the 1990s onward around the racecourse and Lakeside. A lot of the borough sits over old coal workings, and even where a house itself is unaffected, ground movement a few metres down can show up as a cracked patio or a fence line that's gone slightly out of true over a few years. Clay is the other constant. It holds onto water through a wet Yorkshire winter and then shrinks and cracks in a dry summer, which is hard on anything laid directly onto it without a proper sub-base. The most common landscaping problem we see in Doncaster is a patio or driveway that's cracked or sunk unevenly, usually on ground with old mine workings nearby or clay that's shifted with the weather. Close behind is waterlogged lawns, particularly on the newer estates where builders lay turf onto a thin layer of topsoil over compacted subsoil, leaving nowhere for winter rain to go. Fencing takes a beating on the more exposed estates toward the edge of town, where there's less built-up shelter than in the older, denser streets nearer the centre. On older terraced gardens, we're often called out to deal with a boundary wall that's been patched repeatedly rather than rebuilt properly, which usually costs more over time than doing it right once.
